The time to sell a property can come for many different reasons. At Leadenhall Law Group we know that what it is important is to listen to your reasons so we can fully understand your requirements. There are some initial steps that you as the seller can take to get the transaction off to a quick start. The initial documentation we send to you with our Client Care Pack, will need to be filled out and returned to the best of your knowledge. This forms part of the contract pack, so the sooner we have it, the sooner we can send the contracts to the buyer’s solicitors. If you need any help with any of the paperwork, our conveyancing team will be more than happy to assist. Or you can make an appointment at one of offices to go through it with someone in person.

If you are selling a Leasehold property, we find it is usually quicker for you to make contact with the Management Company or Landlord to obtain their sellers pack directly. Once again, the sooner it is received, the sooner we can send it to the Buyers Solicitors for investigation. This can save valuable time later, so if you have any queries or concerns about this, we will always be happy to assist.

Purchasing a property is a big investment, whether you are a first time buyer or the owner of an extensive property portfolio. At Leadenhall Law Group we treat each purchase with the respect that parting with a large sum of money deserves. If you are a first time buyer, we help you to understand the conveyancing process to give you peace of mind. It is important to us that you feel reassured that you have an expert legal team on your side, willing to help and answer all of queries. If you are buying with a mortgage it is important to note that we act for your Lender as well as yourself. Where there are conflicting instructions, we will normally be expected to act in the Lenders best interests, as they are providing the majority of the funds.

We handle all types of Remortgages and Transfer of Equities. A Remortgage involves paying off an existing mortgage with a new mortgage. This is normally done to ensure a better rate or just to release some equity.

A Transfer of Equity can happen for a number of reasons. Most commonly we find it associated with matrimonial matters, where one party is being removed from or added to the legal title. If there is a charge on the title (usually a mortgage) you will need to obtain consent from your Lender first. These transactions can happen a lot quicker than standard conveyances.

Leadenhall Law Group’s professional fees are available upon request via our new business team. These figures may vary in certain circumstances. We always give you an individual cost estimate at the start of the transaction taking into account any further complications related to your sale or purchase.

Our legal fees on a purchase transaction covers the work required to complete the purchase of your new home, including dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales and dealing with registration at the Land Registry. Where the property is leasehold, we will also deal with any post completion requirements of the landlord and/or any management company and/or their agents.

Please note that the Stamp Duty Land Tax is a personal tax responsibility and we do not give taxation advice in this regard nor in relation to any other tax consequences related to the transaction.

Our legal fees on your sale transaction cover the work required to complete the sale of your property including dealing with the discharge of any existing mortgages or legal charges. If you are selling a leasehold property, once we have received a copy of your lease and seen the landlord or managing agent’s management pack we will let you know if any additional fees apply.

We will always advise you in advance of any additional fees or disbursements you may incur in your sale or purchase with Leadenhall Law Group before incurring the same.

Purchase Indicative Costings:

These are costs payable to third parties that relate to your purchase.

  • Search fees:can vary but can include Local Authority search, Drainage & Water search and Environmental Search
  • Land registry pre-completion search: £3.00 per title being purchased
  • Bankruptcy search: £2.00 per contracting party and per person gifting funds (if any)
  • HM Land Registry fee: this depends on the purchase price of your property. You can calculate the amount you need to pay using the Land Registry website – please note that the charges will vary for any voluntary registration such as a new build purchase.

Stamp Duty:

Stamp Duty Land Tax (SDLT) is payable upon the completion of your purchase, you can calculate the amount of SDLT payable using the following links, we can also provide a calculation based on your circumstances (please note this is solely based on the information you provide):


Sale Indicative Costings:

These are costs payable to third parties that relate to your sale

  • Land Registry Office Copy Entries for Leasehold: £9.00 per title
  • Land Registry Office Copy Entries for Freehold: £6.00 per title

Anticipated Disbursements

These fees can vary dependent upon your property in question, once we have sight of the specific information on your property, we will be in a better position to advise on the below:

  • Management Pack on Leasehold Transactions: The pack consists of varying information in relation to your leasehold such as (but not limited to) ground rent, service charge and any communal issues within the specific property block.  The fees can vary between £300 to £500 but can be as much as £800 depending on the landlord or managing agents. Leadenhall Law Group will identify the price on your behalf or you can identify the price in advance of your proposed sale.
  • If you are selling a leasehold property, you may need to budget for License to Assign or in some circumstances, you may need to budget for two separate management packs dependent upon your property.

If your matter requires additional work that is not included in fees indicated above, you will be informed of this and what the additional cost will be at the earliest possible opportunity. Our fees indicated above assume this is the sale or purchase of a registered title property and this is a standard transaction. If the property you are selling, or purchasing has unregistered legal title this may give rise to additional fees.

Please note if you have agreed to expedite the process within a certain period, we reserve the right to charge an expedition fee to meet the deadline set, this can include (but not limited to) sale or purchase reassignments, new build properties or any special agreements of terms on offer acceptance.
